Why downsizing is harder than it sounds

Selling the family home isn’t just a property transaction - it’s the end of a chapter. We’ve worked with hundreds of South Wales sellers downsizing in their 60s, 70s and 80s, and the same friction points come up:

  • Decades of accumulated belongings. The new place is half the size. What do you keep? What goes? It’s a daunting question.
  • The buyer pool is narrower than you’d think. Family homes in South Wales (3+ beds, garden, established area) take longer to sell than first-time-buyer flats. We’ve seen agents take 5-7 months on a ÂŁ180-ÂŁ250k semi-detached.
  • Chain dependency. If you’ve found your new place, you don’t want the chain to collapse on the family home and lose the smaller property you’ve fallen for.
  • Energy and patience. Multiple viewings, strangers walking through every room, repeat showings on weekends. After a while, sellers tell us they just want it done.

How we make it easier

Free house clearance. This is where the value lands hardest for downsizers. You take what you want for the new place. We clear the rest - 50 years of accumulated stuff, garden tools, lofts, sheds, outbuildings. Saves the average client ÂŁ500-ÂŁ2,000 compared to hiring a clearance company.

Completion on your date. If you’ve reserved a smaller property, we work to complete on the day you need to. No chain risk - we’re cash buyers.

One visit, one face. Either Jason or David comes once. No five viewings, no estate agent scheduling, no Sunday afternoon disruptions. We have a chat, we make an offer, we leave.

No fees. No agent commission (1-2.5% you’d pay otherwise on £200k = £4-5k saved). No solicitor bill (we pay both sides).

Power of attorney friendly. If a family member is helping you manage the sale via Power of Attorney, we work with that arrangement. Common when downsizing into care, supported living, or moving in with adult children.

What about price?

This is the honest bit. We pay below open-market value - typically 75-85% of what an estate agent could eventually achieve.

For some downsizers, that’s worth it because the trade is certainty + speed + simplicity vs months of agent process. For others, getting top price matters more than the time. If you’ve got 4-6 months and the energy, an estate agent will likely net you more.

We’re worth a phone call if any of these matter to you:

  • You’ve already reserved your new place and need to complete by a date
  • You don’t want strangers in the family home
  • You don’t want to deal with the contents (decades of stuff)
  • You’d rather skip the showings, the survey, the renegotiation, the chain risk
  • You want one face, one offer, one price that doesn’t move

Family member or executor managing the sale?

We work directly with family members or executors handling the sale on behalf of an elderly parent. Common scenarios:

  • Parent moving into care - we coordinate with the care home admission date.
  • Parent has Power of Attorney granted to a child - we work with the child + their solicitor.
  • Parent has lost capacity - we work with the deputyship arrangements.
  • Probate sale where parent has passed - this is often a Sell an inherited house situation, slightly different process.

In every case, we approach it gently. We’ve done this many times. We don’t pressure.
