- Relocation for work - new job in another city or country, the start date is fixed and you can’t be tied to a slow sale
- School year cutover - the family has to be in the new town before September

How we make a deadline stick
The biggest reason house sales miss deadlines is the chain. Estate agent buyers themselves usually need to sell first, get a mortgage approved, and pass a survey - any of those delays takes weeks and your sale slips along with theirs.
We don’t have a chain. We’re cash buyers. The only things between you and completion on a fixed date are:
- Your solicitor’s response time (we recommend ones who turn around fast if you don’t have one)
- The local authority searches (typically 5-10 days in South Wales postcodes)
- Title problems (rare but can take 2-4 weeks if there are unregistered bits or missing documents)
We work with your solicitor to make sure 1 isn’t a bottleneck, we file 2 the day after offer acceptance, and 3 we mostly work around. Of all the cash sales we’ve done where the seller had a deadline, we’ve missed it three times in 14 years - and twice it was the seller’s solicitor going slow, not us.
We commit in writing
The offer letter includes the completion date we’ll meet. If for any reason we can’t (a title issue, a search delay), we tell you immediately, we explain, and we don’t drag the process out. You’re free to walk away if we can’t hit the date.
We don’t take deposits, we don’t charge for our time, and we don’t penalise you for changing your mind.
A real example
A consultant in Penarth got a job in Singapore in early 2025 with a 5-week start date. He’d listed the house with an agent 8 weeks earlier and had no offers. He needed to be on the plane with vacant possession behind him.

Things people ask us about deadline sales
How fast can you really go if I need it? 4 days is our fastest, but those circumstances were exceptional (probate already cleared, title totally clean, seller had her solicitor and her keys ready). 7-14 days is typical when speed is the priority.
Can you complete on a specific weekday? Yes. We can target any working day. Not weekends or bank holidays (the legal system doesn’t operate then).
