"Jason made a reasonable offer and we went ahead with the sale. The communication was excellent throughout with the process being handled fairly and professionally. I would definitely recommend House Buyers Wales if you need a quick and straightforward property sale."
"Good advice, no pushy sales, felt comfortable chatting with Dave, gave me options on my property even if that didn't include this route, I wouldn't hesitate to use them when the time comes as they don't hyper-inflate the reality to get my business. They seem totally honest and upfront. Welsh as well!"
"I'd highly recommend House Buyers Wales, Jason is honest and took the hassle out of me selling through an agent. The purchase took just 10 working days to complete from start to finish! "
"After some 20 months of anxiety and three failed purchases, I contacted HBW and following a meeting at the house with Dave agreed a price and put the sale through very quickly. From this point everything went smoothly and I am very grateful for his help and assistance. I would have no hesitation in recommending them."
"Great experience with the team at House Buyers Wales! Jason visited my property and immediately made a firm offer reflecting the condition of the property and the benefits of a cash purchase sale. All completed within a week as promised, and just before Christmas too! They even cleared any unwanted possessions for me as well. Thoroughly recommend House Buyers Wales."
"The most invaluable information and advice that I have received from any source. David certainly knows his stuff! I would highly recommend House Buyers Wales for non biased and genuine support."

David & Jason — buying property in Bridgend for over 30 years. Not estate agents, not brokers, nor middlemen — we are genuine cash buyers using our own money. Not a national call centre. Not a faceless "we buy houses" website that disappears when the bad reviews pile up. Just local property buyers who started House Buyers Wales because homesellers in Bridgend deserved a faster, certain and frustration-free way to sell.
We've bought hundreds of houses for cash across South Wales — in Cardiff, Newport, Swansea and the Valleys. Every offer is genuine — no chain, no sneaky last-minute price drops, no hidden fees. Because we use our own funds, we never rely on mortgages or lenders. Your sale will not fall through. You deal directly with us, from first call to completion.

Want speed?
Want certainty?
Want speed & certainty?
No problem — we do both.
Some sellers need to move fast — a deadline, a broken chain, a fresh start. We buy with our own cash and complete in as little as 7 days.
Other sellers would rather take their time — a guaranteed sale on a date that suits them (e.g. if they're still living there and need to time it with their onward move). You choose when we complete, weeks or months ahead, with the price fixed and zero risk of it falling through.
Sell fast, or sell on a timescale to suit you — either way, your sale is guaranteed.
Sell without an estate agent
The same house, three different routes. Here's what to expect — honestly.
| Fast, Simple, Certain House Buyers Wales | Slow, Painful, Uncertain High-street estate agent | Too Good To Be True Other 'fast sale' companies | |
|---|---|---|---|
| Who is your buyer | David & Jason, your genuine cash buyers (not middlemen). | Nobody yet — despite the "buyers ready and waiting" line. In reality your house just goes up on Rightmove like every other listing, then you wait and hope. | Usually estate agents in disguise, not genuine cash buyers. The "list of investors" is mostly bluff — they tie you into a contract, list on Rightmove and Zoopla, then sell it the slow estate-agent way (6–12 months) and pocket a profit that should have been yours. Ask to see a bank statement proving they hold the cash — and watch them run! 😉 |
| Who you deal with | David & Jason, the owners. | Office junior or negotiator — maybe a different person each time. | National call centre — a different commission-based salesman each time. |
| Track record | 30+ years of buying in Bridgend. Hundreds of happy homesellers. | Varies with each individual's work experience. | Varies. Many 'fast sale' shell companies set up and disappear within months — once the bad reviews pile up. |
| Local knowledge | Bridgend experts — we know these streets, not just the postcodes. | Varies — depends on how long they've been an agent. | No local knowledge whatsoever. |
| Time to completion | 7–28 days, or you choose. If you need 3–6 months, that's OK too. | 6–12 months — if your sale doesn't fall through. | Often delayed for weeks while they search for a buyer to match the offered price. Sales often fail or the offer is radically reduced last-minute. 😡 |
| Sale fall-through risk | Zero — own cash funds, no chain, no mortgages, no surveys, no change of mind. | High — Estate agents actually fail to sell almost half of what they list. Even after a sale is agreed, 1/3 then fall through, often at the very last minute. You must still pay your legal fees even if your sale collapses. | Most lack their own cash funds — they rely on external finance (risky; third parties make the lending decision) or they search for an external buyer like an estate agent (even riskier; they promise your sale will complete and then it collapses last-minute 😡). |
| Valuation / offer accuracy | Bridgend experts — we know what homes on your street actually sell for, so the offer is realistic and every number is explained. | Often over-valued by at least 10–20% to win the instruction, then the price is slashed later, when they don't sell it. 😡 | No local knowledge — relies on online algorithms. Expect their initial offer to drop at the last minute. |
| Price cut before completion | Never — the agreed cash price is always honoured in full. | Buyers rarely pay asking price and negotiate again after the survey — or pull out entirely. | Industry's #1 complaint. The initial offer is a marketing hook — the actual amount paid is typically a lot lower. 😡😡😡 |
| Ease of sale | We handle the paperwork, logistics and sale progression with independent solicitors. | You must find your own solicitor and manage all paperwork alone. | Varies. Watch out for lock-in contracts preventing you from selling elsewhere for up to 12 months if you change your mind. |
| Agent fees | £0 — we are not an agent, we don't charge fees. | 1–2.5% + VAT, plus extras: premium listings, professional photography, floorplans, 360° tours, ID/AML check fees, EPC surveys, etc. | Often very high, buried in the small print and chargeable if you refuse to sell (after they drop the price, last-minute). |
| Legal fees | £0 — we pay your legal fees when you sell to us. | £1,500–£3,500 + VAT, you pay. | Often hidden in the small print, check carefully. |
| Repairs / presentation | Bought as-is — any condition, even dilapidated and full of possessions. | You must clear, clean, tidy and repair — plus gas & electrical test certificates, FENSA, building control sign-offs and any other guarantees & warranties the buyer's solicitor will request. | You typically need to clear, clean, tidy and repair, plus provide safety certificates as requested — because they are mostly just disguised estate agents. |
| House clearance | Free house clearance included when you sell to us. | You must clear and clean the property yourself. | You clear and clean — or face an extra charge on completion. |
| Discretion | 100% private. No board, no advertising — neighbours won't know a thing. | Boards, public listings, open days — everyone in the street will come for a nosy. | Often listed online with a for-sale board and Rightmove & Zoopla to attract an 'investor buyer', but typically ends up public, just like any other estate agent listing. |
| Reviews & reputation | Hundreds of verified 5-star Google reviews and video testimonials. | Highly variable — depends entirely on the individual agent, the branch and the brand. | Often dreadful — which is why most hide behind anonymous websites (no names, no faces) and rebrand entirely when the negative reviews become impossible to ignore. |
Estate agent sales are uncertain. Sell to us instead.
Months of waiting. Timewaster-viewings. Nosy neighbours. No guaranteed sale. Agreed sales falling through at the last minute, putting you back to square one. There is an alternative that suits many homesellers better — a direct cash sale to David & Jason at House Buyers Wales. When we say yes, your sale completes.
No public viewings. No strangers looking around your home. No price-haggling. No post-survey price cuts. No chain. No agency fees. No legal fees (we pay them all).
One private buyer. One fixed offer. One certain sale.
Pricing
Almost half the homes estate agents list never sell.44% of UK homes listed for sale in the past 3 years failed to sell.Zoopla Research, May 2026
And when they do, the headline asking price and what you actually keep are two entirely different numbers — once fees, bills, renegotiation and price reductions are taken off.
Trying to sell with an estate agent might get you a little more — but is the extra really worth 6–12 months of uncertainty — and the very real risk the sale collapses at the last minute, sending you back to square one?
A fast, certain cash offer from House Buyers Wales puts the money in your account in days.
The price gap is smaller than you think.

Questions & Answers
The ten things people ask before they pick up the phone.
Is this too good to be true? Is there a catch?
No. You really can sell your house fast, for cash, with certainty.
The trade-off is simple: in exchange for a fast, guaranteed sale, with no chain and no delays, we pay a cash price that reflects the value we provide.
No catches. No hidden fees. No sneaky last-minute price drops. Just a straight cash sale within a completion timescale that works for you.
What percentage of market value do you pay?
First, we need to address the elephant in the room — with full transparency and integrity:
No genuine cash buying company can pay full market price and offer a fast, guaranteed, hassle-free sale. Just like you can't have your cake and eat it. If someone tells you otherwise, it's a scam.
"Market value" isn't one number — it's an opinion, and it differs depending on who you ask. Ask an estate agent, a RICS surveyor, the seller, a retail buyer and a cash buyer and you'll get five different answers. The only true market value is the price a property actually sells for and completes at. Everything else is just an opinion—a guess at best—and not "the market value".
An estate agent's asking price is not market value. If a house is listed at £100,000 and hasn't sold, the market has already told you it isn't worth £100,000.
Our offer has to account for the real costs of buying, holding and reselling your home: Land Transaction Tax (Stamp Duty), the opportunity cost of capital, solicitors' fees, insurance, utilities, and estate agent fees again when we sell. These costs are unavoidable and must all be factored into what we can pay. Plus we need a chance to make a fair return for the value, time, capital and risk of our work.
The reality is you have a choice:
a) Highest possible price — you must try selling with an estate agent. But you'll need to accept the long wait, the frustration, the uncertainty, and the real risk of your sale falling through or not selling at all. A little known fact is that estate agents fail to sell almost half of the properties they list.44% of UK homes listed for sale in the past 3 years failed to sell.Zoopla Research, May 2026
b) Fast, certain, hassle-free cash sale — we buy your property and you move on with your life. No chain, no fall-throughs, no mortgage surveyors, no stress.
We give you the options, and you choose what is right for you (with no pressure from us, whatsoever).
How quickly will you buy my house?
Fastest completion we've done is 5 days, but that's too fast for most sellers! Funds can be in your account in as little as 7 days, but most clients pick 21-28 days to align with their timescales and other commitments. You set the date, we work to make it happen.
Is there a maximum property value you'll buy?
We rarely buy homes above £250,000. Above this level, the Welsh Government charges a significantly higher rate of Land Transaction Tax (Stamp Duty), which — once our buying, holding, selling and opportunity costs are factored in — makes a workable cash offer very hard to achieve.
Being straight with you: the cash figure we could offer on higher-value properties is likely to be a long way off what most home sellers would consider. We flag this up front so we don't disappoint or offend you (it's never our intention to do that!) — but if you're comfortable with that, we're happy to talk.
Do you reduce your offer before completion?
No. Never.
The offer we make is the cash you get. No deductions, no last-minute price drops. We've bought hundreds of homes across South Wales and we have never reduced our agreed cash offer price — we never have, and we never will.
You're right to ask though: Almost every other cash buying company does exactly that — dropping their offer at the last minute when you're committed, the clock is ticking, and your back is against the wall.
We have a strong ethical compass. We don't take advantage of people. That's not who we are and it's not how we do business.
Do I have to pay any fees?
No agent fees, no commission, and we cover your standard conveyancing legal fees when your sale to us completes. You get 100% of the cash offer, no fees.
Are all house buying companies the same?
No. Most "cash buyers" are actually commission-based call centres and are just overpriced estate agents and they have no idea whether they can sell your property or not.
Other companies commonly make "offers" over the phone without first viewing your property — which is an obvious red flag. 🚩🚩🚩
Ask yourself: How many times have you bought a house without first viewing it?
Answer: NEVER — and no genuine buyer would make a certain cash offer without first viewing it, too.
If you're not sure if you're speaking to a genuine cash buying company or not, ask these two questions to expose the truth immediately:
1. "Is your company the named buyer on the final sales transfer?" If they hesitate, or say "it'll be one of our investors," they are not genuine cash buyers — they are expensive, non-local estate agents and they have no idea whether they will be able to find you a buyer at the price they've promised or not.
2. If they do answer positively, then ask: "Can you show me a bank statement evidencing sufficient cash funds in your company name, dated within the last 7 days?"
Watch what happens next (99% will run)!
At House Buyers Wales, we are the actual buyers - David & Jason - using our own cash funds. You speak to one of us from the first call to the day of completion. No gimmicks, no sales tricks, no "bait and switch".
Can I change my mind?
Yes. Until contracts are exchanged, you are not committed.
Walk away at any point — no fee, no penalty, no awkwardness.
One thing worth stating: once your independent solicitor has started billable work for you, you'd be responsible for settling their costs if you pull out (we cover legal fees in full only on successful completion). It's a small detail, but we'd rather you knew upfront.
That's also why we never pressure anyone. Take your time. Talk to family, friends, whoever you need. We'd rather you were certain than rushed.
Do you buy houses in poor condition or needing work?
Yes - we buy houses in any condition. In need of full refurbishment or renovation, damp, subsidence, fire damage, hoarder properties, no kitchen, no boiler. The worse the condition, the more useful we usually are as you may very well struggle to sell them any other way (especially if the property is unhabitable or otherwise unmortgageable).
Do you buy tenanted properties?
Yes, we buy houses with tenants in situ, and also empty ex-rentals (even if they've been left in a mess). No eviction needed, no long void periods or holding costs. We're experienced landlords ourselves.
Do you buy inherited houses or probate properties?
Yes - inheritance and probate houses are a very significant proportion of our work. We work patiently and compassionately with executors, at whatever pace the estate requires. We're happy to signpost you to the DIY probate process (which most of our clients prefer, saving both time and money), or to liase with your existing probate solicitors — whichever suits you.
Our free house clearance service is something our inheritance clients find invaluable. When a loved one passes, the last thing you want is to spend weeks clearing and cleaning a house full of a lifetime's possessions just to get it ready for sale. Work with us and you don't have to: take whatever is valuable, sentimental or useful — leave everything else for us to deal with after completion.
My Bridgend house is dated or has a subsidence crack — will you still buy it?
Yes. Plenty of streets around Maesteg and the Llynfi carry historic, mining-related movement, and tired decor has never bothered us either. We come and look ourselves, work out what the resale market would knock off (usually somewhere in the £5,000-£15,000 range for old movement), and build that into a fair offer. Nothing needs fixing, clearing or decorating first.
Do you buy empty or inherited houses in Bridgend?
Yes — and the sooner the better. An inherited or long-empty house in the county can tip you into Bridgend's empty-homes council-tax premium, so every month it sits there costs you money. We take it exactly as it stands and pay in cash. The only things we don't buy are static caravans, park homes and retirement-complex flats, which sit outside what we know well.
Do you buy in the Brackla, Cefn Glas and Wildmill estates?
Yes, we buy right across Brackla, Cefn Glas and Wildmill. Some homes on these estates are steel-frame or concrete-panel builds that worry ordinary lenders — do mention the construction type when you ring, as it helps us give you accurate advice on the very first call.
Do you buy houses up in the Bridgend valleys too?
Yes, we cover everything north of the town — the Llynfi, Garw and Ogmore valleys and all the communities within them, including Maesteg, Caerau, Nantyffyllon, Garth, Cwmfelin, Pontycymer, Blaengarw, Ogmore Vale, Nant-y-moel, Lewistown, Tondu, Aberkenfig, Sarn, Brynmenyn and Bryncethin. To be straight with you, our cash offers work best on properties worth below £250,000; above that the costs we have to carry — higher-rate Land Transaction Tax, holding and resale costs — mean our offers can come in lower than many home sellers might need. If a cash sale doesn't suit your situation we're always happy to talk through the alternatives.
