Cardiff timing - what’s realistic

Cardiff completes faster than rural Wales because most title work is straightforward, the local authority searches come back in 5-10 days, and the solicitors here are used to volume.

The fastest Cardiff completion we’ve done is 6 days (a probate sale in Roath where everything was already lined up).


A Cardiff example

A property on a Cathays terrace inherited by two siblings in late 2023. The university student tenants had moved out at end of academic year. The property had two failed attempts at sale via local agents - both falling through at survey stage because of an old subsidence claim from the 1990s.

We visited, we looked at the engineer’s report from 2019 (which confirmed the subsidence had been resolved), we made the offer factoring in what the resale market would discount for the historic claim. The siblings accepted. We completed in 11 days.
