Why selling fast in Cardiff is harder than it looks
Cardiff property is moving slower than it was in 2021-2022. The average time to sell via an estate agent in CF postcodes is now 4-6 months, with around 40% of agreed sales falling through due to buyer mortgage issues, chains breaking, or surveys flagging things.
Cardiff-specific friction points we see often:

A Cardiff example
A property on a Cathays terrace inherited by two siblings in late 2023. The university student tenants had moved out at end of academic year. The property had two failed attempts at sale via local agents - both falling through at survey stage because of an old subsidence claim from the 1990s.
