How much will you pay for my house?
Below open-market value, but always with full transparency. We have to cover three things: the cost of buying the house (legal fees, stamp duty, the price we pay you), the cost of holding it (insurance, council tax, maintenance until we re-sell), and a fair living for the two of us. The number we offer reflects all of that. Typically we pay 75-85% of what an estate agent would eventually sell it for, but you get the money in days instead of months, with no fees, no fall-through risk, and no fees deducted at the end. The offer comes in writing within 48 hours of seeing the property.
Will the offer change later?
No. The number we agree at the visit is the number that lands in your account. We don't drop the price after a "valuer review" or a "survey came in low" excuse. If something genuinely material comes up (a structural problem we couldn't have spotted on the visit, a legal issue with the title), we tell you straight, we explain, and you decide whether to continue at the same price or step back. We don't quietly knock £5,000 off and hope you don't notice.
How fast can we complete?
7-21 days is normal. The fastest we've completed is 4 days, when the seller had a court deadline. The slowest part is usually the solicitor doing the local-authority searches, not us. If you need a specific date - we work to it.
Do I need to clean or tidy the house?
No. We've seen everything. Don't spend a weekend cleaning for our visit. If the house is full of stuff (furniture, paperwork, an entire lifetime of belongings), we clear it for free after completion. No extra cost.
Will you pay my legal fees?
Yes. We pay both solicitors - ours and yours. You don't see a bill from anyone.
What if I change my mind?
Up until contracts are exchanged, you can walk away. We don't take a deposit. We don't charge for our time. If your circumstances change - your auntie offers to lend you the money, the bank reverses its decision, you decide to stay - we shake hands and move on.
Why do you want to buy my house?
Because that's our business. We buy houses, refurbish where needed, and either re-sell or let them. We're a Welsh company doing this for the long term - we live and work here.
Are you registered? Are you legitimate?

Will you put a "for sale" sign up?
Never. Selling to us is private. No marketing, no listing on Rightmove or Zoopla, no neighbours asking questions. The only people who'll know are you, us, and the solicitors.
Do you only buy houses in good condition?
No. We buy houses in any condition - empty, full, dilapidated, mid-renovation, fire-damaged, water-damaged, ones with structural issues, ones that haven't been touched in decades. The condition affects the offer (we factor in repair costs) but it doesn't stop us buying.
Will you buy a house with sitting tenants?
Yes. We buy tenanted properties from landlords who want to exit the market. You don't need to evict anyone - we take the property with the tenant in place.
What about an inherited property?
Yes - this is one of the most common reasons people sell to us. We can wait for probate to grant if needed. We're patient with the legal timeline because we've done this many times.
What about a repossession threat?
We've helped many people in this position. Speed is everything - the longer you wait, the harder it gets. Ring us straight away and we'll work out whether we can help in time.
What about Stamp Duty?
If you're selling a second home or an investment property, we factor in the Stamp Duty surcharge in our offer (it's a cost we have to pay, so it shows up in the price). We don't make up "Stamp Duty avoidance" schemes - those don't exist legally.
Where do you operate?
South Wales primarily: Cardiff, Newport, Swansea, Barry, Bridgend, Cwmbran, Pyle, the Valleys, the Vale of Glamorgan. If you're not sure whether we cover your area, ring us - we sometimes go further for the right house.
Why should I trust you over a national "we buy any house" brand?
A few reasons. (1) We're local - not a Manchester-based call centre with "Wales" in the URL. (2) You'll meet us in person. Not a "valuer" subcontracted by the head office. (3) We don't drop the price - the biggest complaint about national cash buyers is the late price drop. Our reviews tell you we don't do that. What's the catch?
