We clear the property for free. Yes, really.
Inherited a relative’s home full of forty years of belongings? Tenants left the place a tip? You walked into a house mid-renovation and don’t have the energy to finish the job? You walk out with the door key, we handle the rest. No skip hire, no removal van, no clearance company invoice.

What’s included
When you sell to us, the clearance is included in the offer - no extra charge, no haggling.
We take all of it:
- Furniture (sofas, beds, wardrobes, kitchen units)
- White goods (fridges, cookers, washing machines)
- All contents (clothes, books, paperwork, photos, ornaments)
- Garden and outbuilding contents (sheds, garages, lofts)
- The “stuff in the attic that nobody’s looked at since 1987”
- Garden waste, rubble, anything left in skips
- Vehicles (yes, we’ve cleared cars, caravans, trailers)
What we don’t take (you keep):
- Anything you tell us is sentimental or valuable - photos, jewellery, important documents, family heirlooms. Tell us before completion and we set those aside for you.
We’re not a high-end auction house - if there’s a Picasso in the attic we’ll flag it but we don’t claim to specialise in valuations. The point is to take the burden off you.
Why we do this for free
It saves you money and saves us hassle.
If you cleared the house yourself before selling, you’d typically pay:
- ÂŁ500-ÂŁ2,000 for a clearance company on a 3-bed semi
- ÂŁ200-ÂŁ500 for skip hire (usually 2-3 skips)
- ÂŁ150-ÂŁ300 for tip runs (council tip, weekend rentals)
- 3-5 days of your weekend time sorting, hauling, supervising
Total cost saved by selling to us: typically ÂŁ500-ÂŁ2,000+ plus the time.
For us, the calculation is simpler: we’re going to refurbish the property anyway, so a clearance team going in on day 1 is part of our operation. It costs us a few hundred pounds and removes a major friction point for sellers.
When it matters most
This feature is most valuable when:
- The property is inherited and contents have built up over decades. Half the houses we buy in South Wales are probate sales where the executor lives elsewhere and dreads the trip back.
- A landlord exit where tenants left the property in a state and the landlord doesn’t want to deal with a 3-day cleanup.
- A divorce sale where neither party wants to do the emotional work of going through the contents together.
- A house that’s been empty for years and accumulated dust, damp, and forgotten contents.
- A “hoarder” property - we’ve cleared houses where every room was full to the ceiling. No judgement, no extra charge.
A real example
A property in Caerphilly was inherited by three siblings in 2023. The father had been a hoarder. The house hadn’t been cleared in 30 years. They couldn’t agree on what to do because nobody wanted to spend the £35-50k to bring it to “saleable on the open market” condition - and nobody wanted to spend two weeks of weekends going through 30 years of stuff.
We bought it as-is. Cleared it ourselves the week after completion. Three siblings walked away with cash, no clearance bill, no weekends lost.
How it works on the day of completion
- You take what you want. Bring whatever you’d like to keep. Tell us what’s been set aside.
- You give us the keys. We don’t need you to “leave it tidy” - we’d rather you just leave.
- The clearance team arrives within 7 days. They sort, dispose, donate (where appropriate), and leave the property empty.
- The agreed sale price is in your account. Same as any other sale - the clearance doesn’t affect the timing.
