You say yes (or no)

If yes - we instruct solicitors that day. We pay them, you pay nothing. The legal work takes 7-21 days. The slowest part is usually local-authority searches, not us. On completion day, the agreed price lands in your bank.

What happens between "yes" and "completion"

The legal back-and-forth - so there are no surprises.

  3. Day 5-10 Your solicitor responds with title docs
  4. Day 10-15 Searches come back from local authority
  5. Day 15-20 Contracts exchanged - legally binding
  6. Day 21 Completion - money in, keys handed over

7-21 days is typical. Some sales complete in under a week with a clean title and ready paperwork. Some take 4-6 weeks if there's probate, an unknown beneficiary, or a complicated lease. At any point before exchange, you can pull out. No deposit, no penalty.
