When time is running out
The earlier you talk to us, the more we can do. The pre-action protocol on possession claims gives lenders and borrowers a structured timeline before a court hearing - we’ve completed sales within that window before, but the longer you leave it, the harder it gets.
What we can typically do:

A real example
A homeowner in Llanrumney was 8 months in arrears in mid-2024. Possession claim filed, hearing date set for 6 weeks out. He’d tried to remortgage, been declined. He’d tried to sell via a high-street agent for 3 months - no offers.

We worked with his lender’s pre-court team (they’re often more flexible than people expect when a sale is genuinely happening), the lender suspended the possession claim pending completion, and we completed in 14 days. Confidentiality
