David & Jason — buying property in South Wales for over 30 years. Not estate agents, not brokers, nor middlemen — we are genuine cash buyers using our own money. Not a national call centre. Not a faceless "we buy houses" website that disappears when the bad reviews pile up. Just local property buyers who started House Buyers Wales because homesellers in South Wales deserved a faster, certain and frustration-free way to sell.

We've bought hundreds of houses for cash across South Wales — in Cardiff, Newport, Swansea and the Valleys. Every offer is genuine — no chain, no sneaky last-minute price drops, no hidden fees. Because we use our own funds, we never rely on mortgages or lenders. Your sale will not fall through. You deal directly with us, from first call to completion.

"We had an inherited property with sitting tenants. Jason was fantastic at exploring different options for us selling it, working with us and the tenants. Communication was excellent and we felt supported all the way through to completion. We are really grateful in what was quite a stressful time. Thoroughly recommend House Buyers Wales."

"Good advice, no pushy sales, felt comfortable chatting with Dave, gave me options on my property even if that didn't include this route, I wouldn't hesitate to use them when the time comes as they don't hyper-inflate the reality to get my business. They seem totally honest and upfront. Welsh as well!"

"After some 20 months of anxiety and three failed purchases, I contacted HBW and following a meeting at the house with Dave agreed a price and put the sale through very quickly. From this point everything went smoothly and I am very grateful for his help and assistance. I would have no hesitation in recommending them."

"Great experience with the team at House Buyers Wales! Jason visited my property and immediately made a firm offer reflecting the condition of the property and the benefits of a cash purchase sale. All completed within a week as promised, and just before Christmas too! They even cleared any unwanted possessions for me as well. Thoroughly recommend House Buyers Wales."

Meet the founders

Two routes into property — one purpose

Different starts, same belief: selling a house should be fast, certain and frustration-free. Here's how David & Jason got here.

David, co-founder of House Buyers Wales

David

Learned property the hard way

Born and raised in Newport, David moved to Cardiff to study before heading to London for work. London house prices were so steep and, knowing that he might not want to live in London forever, he decided to get on the property ladder in Cardiff instead; becoming a landlord before becoming a homeowner — an unusual route that taught him property from the inside out.

Once back in South Wales, and set on growing his own property business, he grew frustrated by slow, uncertain experiences with estate agents — both as a buyer and as a seller. He had an idea: cut out the middleman and deal directly with homesellers. After successfully testing-out the idea, he formalised a partnership with Jason and, in 2016 House Buyers Wales was born.

Jason, co-founder of House Buyers Wales

Jason

Hundreds of houses renovated

Cardiff born and bred, Jason has worked since he was 13 and was on building sites by 15, before formally training as a gas fitter and heating engineer through a British Gas apprenticeship before working his way up the corporate ladder of British Gas and other household name home-improvement companies.

He bought and let out his first house at 25, and in the years since has purchased, renovated, rented and sold hundreds of properties — thousands of hours turning tired, unloved houses back into family homes. There's very little about a property he hasn't seen, so whatever condition your house is in, it's never a problem. In 2016 he co-founded House Buyers Wales with David.

Our customers love what we do

People choose us when they want speed, certainty and a frustration-free sale — sellers dealing with inheritance and probate, divorce, debt, a tight deadline, a tenanted or run-down property, or anyone simply tired of the estate-agent rollercoaster. One offer, one price: the number we shake on is the number that lands in your bank.

We pay everything — both sets of solicitors, all legal fees, house clearance and repairs — when your sale completes. Because we use our own funds there's no chain and no lender, so your sale won't fall through, and you can walk away any time before contracts exchange.

… but it's not for everyone

We're cash buyers, so we pay a fair price — which understandably needs to be lower than chasing an uncertain estate-agent sale over 9–12 months, at an uncertain price, with the very real risk it falls through — estate agents fail to sell nearly half of the homes they list.

If you've got plenty of time and the house is in good shape, an agent may net you a higher final number — and we'll tell you so.

What we offer instead is speed, certainty, privacy, no fees, and a price that doesn't drop at the last minute and a completed sale without any risk of a broken-chain or fallen-through sale.

Sell without an estate agent

The same house, three different routes. Here's what to expect — honestly.

Fast, Simple, Certain House Buyers Wales Slow, Painful, Uncertain High-street estate agent Too Good To Be True Other 'fast sale' companies
Who is your buyer David & Jason, your genuine cash buyers (not middlemen). Nobody yet — despite the "buyers ready and waiting" line. In reality your house just goes up on Rightmove like every other listing, then you wait and hope. Usually estate agents in disguise, not genuine cash buyers. The "list of investors" is mostly bluff — they tie you into a contract, list on Rightmove and Zoopla, then sell it the slow estate-agent way (6–12 months) and pocket a profit that should have been yours. Ask to see a bank statement proving they hold the cash — and watch them run! 😉
Who you deal with David & Jason, the owners. Office junior or negotiator — maybe a different person each time. National call centre — a different commission-based salesman each time.
Track record 30+ years of buying in South Wales. Hundreds of happy homesellers. Varies with each individual's work experience. Varies. Many 'fast sale' shell companies set up and disappear within months — once the bad reviews pile up.
Local knowledge South Wales experts — we know these streets, not just the postcodes. Varies — depends on how long they've been an agent. No local knowledge whatsoever.
Time to completion 7–28 days, or you choose. If you need 3–6 months, that's OK too. 6–12 months — if your sale doesn't fall through. Often delayed for weeks while they search for a buyer to match the offered price. Sales often fail or the offer is radically reduced last-minute. 😡
Sale fall-through risk Zero — own cash funds, no chain, no mortgages, no surveys, no change of mind. High — Estate agents actually fail to sell almost half of what they list. Even after a sale is agreed, 1/3 then fall through, often at the very last minute. You must still pay your legal fees even if your sale collapses. Most lack their own cash funds — they rely on external finance (risky; third parties make the lending decision) or they search for an external buyer like an estate agent (even riskier; they promise your sale will complete and then it collapses last-minute 😡).
Valuation / offer accuracy South Wales experts — we know what homes on your street actually sell for, so the offer is realistic and every number is explained. Often over-valued by at least 10–20% to win the instruction, then the price is slashed later, when they don't sell it. 😡 No local knowledge — relies on online algorithms. Expect their initial offer to drop at the last minute.
Price cut before completion Never — the agreed cash price is always honoured in full. Buyers rarely pay asking price and negotiate again after the survey — or pull out entirely. Industry's #1 complaint. The initial offer is a marketing hook — the actual amount paid is typically a lot lower. 😡😡😡
Ease of sale We handle the paperwork, logistics and sale progression with independent solicitors. You must find your own solicitor and manage all paperwork alone. Varies. Watch out for lock-in contracts preventing you from selling elsewhere for up to 12 months if you change your mind.
Agent fees £0 — we are not an agent, we don't charge fees. 1–2.5% + VAT, plus extras: premium listings, professional photography, floorplans, 360° tours, ID/AML check fees, EPC surveys, etc. Often very high, buried in the small print and chargeable if you refuse to sell (after they drop the price, last-minute).
Legal fees £0 — we pay your legal fees when you sell to us. £1,500–£3,500 + VAT, you pay. Often hidden in the small print, check carefully.
Repairs / presentation Bought as-is — any condition, even dilapidated and full of possessions. You must clear, clean, tidy and repair — plus gas & electrical test certificates, FENSA, building control sign-offs and any other guarantees & warranties the buyer's solicitor will request. You typically need to clear, clean, tidy and repair, plus provide safety certificates as requested — because they are mostly just disguised estate agents.
House clearance Free house clearance included when you sell to us. You must clear and clean the property yourself. You clear and clean — or face an extra charge on completion.
Discretion 100% private. No board, no advertising — neighbours won't know a thing. Boards, public listings, open days — everyone in the street will come for a nosy. Often listed online with a for-sale board and Rightmove & Zoopla to attract an 'investor buyer', but typically ends up public, just like any other estate agent listing.
Reviews & reputation Hundreds of verified 5-star Google reviews and video testimonials. Highly variable — depends entirely on the individual agent, the branch and the brand. Often dreadful — which is why most hide behind anonymous websites (no names, no faces) and rebrand entirely when the negative reviews become impossible to ignore.

Our promises

Four things we always do.

The standards we hold ourselves to on every sale — tenanted, probate, divorce, debt, condition, deadline. Same four every time.

One offer, one price

The number we shake on is the number that lands in your bank account. We do not drop the price after a "valuer review" or a "survey came in low".

We pay everything

Both solicitors, the Land Registry fees and the free clearance — all covered by us when your sale completes. You walk away with the agreed price.

No sneaky contracts

Unlike some companies, we do not tie you into a strict contract that blocks other sales or penalises you for changing your mind. We only ask that you commit when you are sure a cash sale is right for you. Walk away any time before exchange with no fee or penalty from us — the one exception is your own solicitor's costs if they have already started billable work. We cover all parties' legal fees when your sale completes.

Just the two of us

You deal directly with Jason or David — not a third-party sales organisation, no script-reading account manager, no "valuer" sent on our behalf. If we are with another home seller when you ring, our call-answering service takes a message and one of us calls you back at our first opportunity.
